Mechanic shop 500k monthly deposits 30 years in business, wants 250k/12 month term

On Deck got me 200k, 12 months, 6th Ave got me 300k, 11 months. I have tried BFS/Rapid/Snap/SFS/Platinum, can anyone recommend me a 12 month lender for a Mechanic shop?

We might be able to do a 15-18 month term if he really needs it. However, the client would have to pledge property that has enough equity in it to cover the size of the loan. We could use their business property, personal residence, or rental properties. Not sure where we would be in comparison on the rates, but we could definitely offer a longer term here.
