Need hard money lender able to lend on owner occupied in Washington

Have a request that needs a loan against an owner occupied property in Washington State. Our company is able to do owner occupied hard money loans in California but we are only able to arrange investment property loans in WA.

The property is free and clear and worth $425k+. The request is for around $60k

Looking for reasonable interest rates and points (~10-12% and 3 points) for a 1 year loan.
