day care needs funding

Good Morning

Hoping someone can help - Daycare approximately 18,000 in deposits - clean banks - good credit - balance of $13,000 with major lending only paying $240 weekly for the next 12 months. Daycare needs an additional $15,000 to add on new afterschool program. Looking for a refinance for $35,000 for minimum of 12 months or second position for $20K for minimum of 10 months.

Please advise.
