  • Simple solution sought - $325k - secured by RE

    Brand new business seeking $325k to be secured by real estate.

    Looking to be funded and closed within 10 days.
    10% interest only - 10 year term (only chose 10 years to keep initial payments low).
    No prepayment penalty (likely paid back in year 5)
    Monthly payments (not hourly, daily, or weekly)
    Not looking for an MCA (repayment length is 5-10 years not 5-10 months)

    Important: Borrower has past credit issues, severe but no BK ever. Improving.

    Using $2.8mil private residence to secure against. $1.1mil in equity available. 1st and 2nd exist.

    If interested, please don't ask for 3 months bank statements, this is a brand new business. Brand new = New.

    Willing to consider higher interest rate if there is something offered in exchange for the higher rate.

    This is far, far safer deal than any unsecured MCA will ever be. Especially with the current economy issues.

    I have a service that is starting to roll out right now so time is of the essence. If deal can't be done in 10 days then I could do $75k now and then the rest at closing (whatever works.) This new service is being sought after by almost every marketing dept in the usa so time is critical before competitors arrive on scene.

    An appraisal would not be completed in 10 days.

    Questions: The property is what zip code?
    Property is primary residence with an exiting 1st & 2nd?
