This is possible but somewhat complicated. It is possible to file a UCC on IP. I would suggest contacting a patent attorney and they will guide you in a more specific direction. If you end up moving forward you will most likely need one anyway..

what type of IP and what industry for royalties? I haven't worked with them before, but you can check out InteLend. There are several other options depending on IP and industry.
