I joined PeerStreet in December, 2016 and like it a lot. I've stopped reinvesting in LC notes, slowly shifting capital to PeerStreet.

My brother has four kids, all under 18. As a good uncle, I want to ensure their financial lives get started on the right foot.

We started with Lending Club custodial accounts. They're adjusted NARs were 4-5%. Better than a savings account but short of what I expected.

I began researching real estate crowdfunding opportunities. It seems the ones available to non-accredited investors are all REITs (https://fundrise.com/" class="bbc_link" target="_blank">Fundrise, https://www.realtymogul.com/" class="bbc_link" target="_blank">RealtyMogul, https://www.richuncles.com/" class="bbc_link" target="_blank">Rich Uncles). Plus, either me or their dad will need to actively monitor the investments until the kids are financially responsible enough to oversee their own accounts.

Then I stumbled upon a growing area of fintech called "https://investorjunkie.com/35919/robo-advisors/" class="bbc_link" target="_blank">robo-advisors". Researching further, I came across https://www.betterment.com/invite/edwardseid" class="bbc_link" target="_blank">Betterment which sounds perfect for what we want to accomplish. Basically, it uses the investor's profile (age, net worth, risk tolerance, etc) to customize a portfolio of stock and bond ETFs. The portolio rebalances on it's own. Aside from adding funds, it's a set-it-and-forget-it way to build long-term wealth.

I opened and funded my own https://www.betterment.com/invite/edwardseid" class="bbc_link" target="_blank">Betterment account to experience how the whole thing works. I really like it! For a young adult with limited knowledge of investments, it's a great way to start.

As each kid turns 18, we'll halt Lending Club reinvestment and move funds into https://www.betterment.com/invite/edwardseid" class="bbc_link" target="_blank">Betterment. In addition, we plan to take advantage of the https://turbotax.intuit.com/tax-tools/tax-tips/Tax-Planning-and-Checklists/The-Gift-Tax-Made-Simple/INF12127.html" class="bbc_link" target="_blank">annual gift tax exclusion to start shifting assets to the next generation.

I have a friend who's young, not investment-savvy and wants to start a Roth IRA. I did some research and will advise her to look into http://www.schwab.com/public/schwab/intelligent_portfolios" class="bbc_link" target="_blank">Schwab Intelligent Portfolios.

UPDATE: As I did more research into robo-advisors, I found one of the main complaints about Schwab Intelligent Portfolios is cash drag. It seems the best-of-breed robo-advisors are http://betterment.com/invite/edwardseid" class="bbc_link" target="_blank">Betterment and Wealthfront. It's a toss-up, with most comparisons I've read giving the very slight edge to http://betterment.com/invite/edwardseid" class="bbc_link" target="_blank">Betterment.

Investing - General (not P2P) / where to invest further

I'm in both Prosper and LC like you. Like a lot of people, I've experienced declining returns this year, with Q4 2016 XIRR = 2.42%. I'm seeking greener pastures and have my sights on real estate crowdfunding. Under consideration are http://www.peerstreet.com/join?ref=2ysfnc" class="bbc_link" target="_blank">PeerStreet and Fundrise. I'm leaning more toward http://www.peerstreet.com/join?ref=2ysfnc" class="bbc_link" target="_blank">PeerStreet because of 1) 1st lien position and 2) short 6-24 month loans. If I were in my 20s-40s, I'd consider REITs offered by Fundrise and others. But the lack of liquidity in private REITs probably isn't desirable for older investors, especially if you're close to retirement.

That's my 2 cents. YMMV.

I'm looking for recommendations for any real estate crowdfunding opportunities to consider, along with an explanation of why the site deserves consideration.
Am looking to diversify (currently invested at LC and Prosper) into real estate.

I've halted Automated Investing at Lending Club and plan to redeploy funds into real estate crowdfunding.

What convinced me to switch was http://investlikeaboss.com/peerstreet-vs-lending-club/" class="bbc_link" target="_blank">this Invest Like a Boss podcast (episode 13) comparing http://www.peerstreet.com/join?ref=2yk05h7" class="bbc_link" target="_blank">PeerStreet and Lending Club.
I like the idea of secured real estate loans vs unsecured consumer loans. The fact that http://www.peerstreet.com/join?ref=2yk05h7" class="bbc_link" target="_blank">PeerStreet has yet to have a defaulted loan speaks volumes. I expect year-end tax reporting to be a lot easier too.

I'm also researching https://fundrise.com/" class="bbc_link" target="_blank">Fundrise for relatives who are close to retirement and looking for retirement income.

NSR Invest / Issue date for backtesting

With the impending http://www.lendacademy.com/bryce-mason-p2p-picks-direct-lending-investments/" class="bbc_link" target="_blank">shutdown of P2P-Picks, I've decided to go back and design my own filters for LC and Prosper using NSR.

My question: What range of issue dates do you guys use when backtesting on LC and Prosper?

My initial thought is to use 10/14/2008 (LC) and 07/15/2009 (Prosper) as the starting issue date, as those are the dates of SEC approval. Or perhaps I should choose a later date like 01/01/2010 to lessen the impact of the earlier years (the wild wild west years) of P2P.
For ending issue date, I'm torn between 07/01/2014 or 10/01/2014 to allow the younger notes to age and possibly default. Also, note that the current datasets include originations through 03/31/2015.

PS I primarily invest in 36-month notes.

The way you phrased your question is confusing.
Do you want to backtest the P2P-Picks publications using NSR? Or do you want to invest using P2P-Picks and NSR as your autoinvesting platform?

To those who reinvest their LC payments into new notes, what increment do you choose?

I've been reinvesting in $25 increments. My active note count is approaching 1000. I recall that the guideline for a diversified portfolio to manage risk is 200 notes and that's supported by LendingMemo's article "http://www.lendingmemo.com/risk-diversification-p2p-lending/" class="bbc_link" target="_blank">When 200 Ain't Enough: Diversification & Risk in P2P Lending", even for a portfolio of E-grade notes.

I'm starting to think that I don't need 1000s of notes and am contemplating increasing the reinvestment increment to slow the growth of the active note count.

Thoughts?
