Investors - LC / Age vs. Return

Question for the seasoned investors here:

I'm trying to get a feel for when my return is going to stabilize. I've been investing thru LC for about 1.5 years and my weighted average age of portfolio is 10 months. My current ANAR is 7.5%

Needless to say, my return has continued to drop. I expected this but I'm curious if there is a "rule of thumb" here. Referencing the Understanding Your Returns page, it looks like the 12-15 month range is when things start to level off.

I'm sure this has been discussed in detail before but I appreciate the feedback.

Investors - LC / XIRR Question

Newbie Question Here:

When calculating XIRR, what # do you pull from your monthly statement? Do you pull the balance under account total (available cash + committed cash + outstanding principal)?

The reason I ask is-- this # is higher than the adjusted account value on my Lending Club dashboard. I guess the adjusted account value takes into consideration the probability of defaults in the future. If/when this occurs It'll inevitably show up in my monthly statement thus affecting XIRR?

So to calculate XIRR I'd take the balance under account total (available cash + committed cash + outstanding principal) on 5/31/2016, include any deposits, and then the same account total balance on 5/31/2017?

Just making sure I understand correctly.

If/when retail does shut down, thoughts on how that transition will take place?

It'll probably be just as simple as us being able to view our loans but no longer fund new ones.

Started investing through Groundfloor about 3 months ago.

Understanding that the company is very young and there is limited data available to investors at the moment, what "grade factors" are most important to you when deciding what projects to fund?

As with LC/P, I'm trying to cherry pick the best loans.

Fred93...... What is your experience so far with Groundfloor? I'm interested but am clearly a little hesitant with this being such a young company. Are you seeing decent return? They advertise 12% average.

With a little more than 3 weeks since your post, can you provide an update as to what you are seeing? I've been a little hesitant to try this. LR has stated that they'll provide preliminary results after 6 months.
