General Discussion / Fundrise

I've got $5500 in FR - Income eREIT. It has done well for me so far.

Returns are just under 11%.

I'm doing the Fundrise Income eREIT for a test. Cannot say too much about it yet.

We are due our first dividend payment in mid-April.

So far so good, and hope this goes well for the long term.

LendingRobot / LR - fully automated investing?

Hi all -

I'm trying to decide if I want to use the Fully Automated Investing option for my Prosper account with LR.

Typically, I have set my own filters (I mostly invest in AA-C notes), but now I'm wondering if I should set an expectation of an 8% return and turn on Fully Automated?

What do you all do? Pro's and con's? If you use Fully Automated, how are the notes performing?

Here is my current filter:

Max. Debt / Income: No more than 50%, Home Ownership: Owns, Public Records (10y): No public records, Grade: From AA to C, Annual Income: $50,000 and more, Employment Status: Employed, Full-time, Inquiries (6m): No inquiries, Public Records (12m): No public records, Employment Length: At least 12 months, Loan Purpose: Debt consolidation, Home improvement, Other, Delinquencies (7y): No delinquency, Term: 36 Months

I would appreciate any feedback on this.

General P2P Lending Discussion / How to fund Fundrise account?

I'm in this eREIT too. So far, $5,000 in for a test to see how they perform.

The eREIT now has 5 properties in the portfolio with a goal of 20. Looks like we will get quarterly payments and they will ACH those payments back to your account.

They claim a good return and I think the goal for the eREIT is 15%. That might be a bit aggressive in my opinion. They would have to invest in some really low grade stuff to make that number. I think right now with the current investments, they are looking at about a 12.5% return.

I checked with them about a self directed IRA. They can do this but it sounds like a pain to set it up, so I;m just leaving mine on the taxable side.

Cool stuff here if it all works!

Investors - LC / Not worth the returns after taxes.

So let me make sure I understand this... I'm kind of dumb from time to time.   :o

My wife and I already max our 401k, HSA, and Roth IRA's, and we do not qualify for a traditional "pre-tax" IRA. But, if I read correctly here, I can open an IRA and fund it without the tax credit, and everything grows tax free until I start to pull it out?

Am I understanding this correctly?

I got my invite too and I went ahead and signed up just so I could see how all of it works.

Main stuff is with Fidelity and Vanguard. This might be a "play money" account.
